Information modules

1.The status of applications can be checked through – e Challan /Application Status’ module at https://bhubharati.telangana.gov.in/ApplicationStatus.

Modules related

1. Registration will be done at Tahsildar cum Joint Sub Registrar Office as indicated in the slot booking receipt.

  • 1. PPB of Seller
  • 2. PPB of Buyer (if available)
  • 3. Original Document to be registered
  • 4. Original eStamps e-Challan
  • 5. PAN Card of both the parties. (Submit Form 61, in case PAN is not taken)
  • 6. Aadhaar card of the following:
    • i. Seller
    • ii. Buyer
  • 7. Witness 1
  • 8. Witness 2
  • 9. Consenting parties (if applicable)

1. Seller, Buyer, Witness 1 and Witness 2 have to be present. If there are consenting parties, they also have to be present.

1. Any person, above 18 years of age and not a party to the document may sign as a witness.

1. On the same day after completion of registration process.

1. The option is with the citizen to use either the system generated registration deed document or bring his own document for registration. The Tahsildar should be informed at the time of registration about this so that the correct document is printed.

1. User can edit the application till the scheduled date of registration.

1. You can apply in citizen login of the Bhubharati portal through Apply for Mutation option.

1. If all the parties have share (common right) in the property then partition can be done in module of Bhubharati within family members. If partition is done through an instrument then such instrument must be compulsorily registered in module and this module is available for everyone to do partition. Stamp duty has to be paid in respect of any type of partition whether it is registered or not. Parties to the partition may agree to effect partition of unequal shares.

1. All legal heirs of deceased Pattadar have to apply in Application for succession including assigned lands (with or without PPB).

1. Death certificate, Family member certificate, Joint Agreement of legal heirs and other relevant documents.

1. Yes, Agricultural land can be converted to NALA and system will auto calculate and display the NALA charges to be paid before slot booking in application for NALA PPB number is available.

1. In such cases, land can be converted to NALA in Application for NALA without PPB.

1.The Pattadar has to execute re-conveyance deed in Registration of Mortgage module.

1.The Pattadar can lease his/her agricultural land in favour of individuals or institutions using Registration of Lease module.

1.The GPA holder has to apply in Application for GPA/SPA/Executed GPA module using the registered GPA document details. The GPA holder can do transaction based on the GPA number generated after Collector’s approval.

1. Application for GPA allows GPA holder to execute only specific deeds in a particular survey number for a particular period of time whereas Registration of GPA allows the GPA holder to execute all types of deeds for all the survey numbers of the Pattadar without any expiry of time period.

1. Development Agreement-cum-General Power of Attorney (DAGPA) which can be issued to a developer organization for development of Pattadar land.

1. Apply in Grievance relating to prohibited properties list for removal from Prohibited List.

1. You can apply through citizen login in Application for PPB Court Case module by providing details of court decree. The citizen needs to upload the copy of the court order in Bhubharati portal. The concerned District Collector will take a decision in these cases.

1. The citizen can apply in Application for PPB Court Case module by selecting the option - Pattadar is deceased. The citizen needs to provide details of court judgement and also upload the copy of the court order in Bhubharati portal.

1. You can apply through citizen login in Court Cases & Intimation module by providing details of court order.The citizen needs to upload the copy of the court order.

1. You have to apply through citizen login in Court Cases & Intimation module which will be examined by the District Collector. The citizen needs to upload the copy of the court order in the above case.

1. For redressal of the above grievance, the citizen needs to submit application in Application for Pending NALA module. User has to select existing conversion option by providing challan details of previous payment. If challan details are not available, the District Collector has to furnish the information in the prescribed proforma to take further action in the above matter.

1. Yes, citizen has to apply in Registration through court representative module in Bhubharati portal which allows citizen to apply for registration to be executed by court representative, based on the Court order.

1. If pattadar is having more than one khata with the same Aadhaar Number within the village, it will not be sent for printing. The applicant should apply for Khata merging in Application for Khata Merging module.

1. Pattadar can apply for Khata merging in Application for Khata Merging but both the khatas should have same Aadhaar number.

1. Yes, for Organization PPB also khata merging module is applicable but it is available only with CIN number in module.

1. Pattadar shall apply in Modification Request Application module under Change of name option for Spelling correction in name including Surname and Complete Name Change etc.,

1. Pattadar shall apply in Modification Request Application module under Change of Land Nature / Change of Land Classification / Change of Manner in which land acquired/ Change of Land type.

1. The citizen has to apply in (Modification Request Application) under Change of Land Nature / Change of Land Classification / Change of Manner in which land acquired/ Change of Land type option for correction.

1. The citizen has to apply in (Modification Request Application) under extent Correction option. The extent will be corrected after verification.

1. The citizen has to apply in Modification Request Application module under Missing Survey number/ Sub division Number option to get the issue resolved.

The citizen has to apply in Modification Request Application module under Missing Survey number/ Sub division Number for issue of PPB in the name of deceased pattadar where survey no / subdivision does not exists in Bhubharati. Citizen shall select deceased pattadar option to get the issue resolved.

1. They have to apply in (Modification Request Application) module for Transfer of land from Notional Khata (all types) to Patta, where land recorded in Notional khata i.e., Government land/ Irrigation Project / Roads/ House sites etc.,

1. Apply in (Modification Request Application) under change land usage from NALA to Agriculture option.

1. The citizen has to apply in (Modification Request Application) module under “part land sold out in Sq yard before Bhubharati” option. After approval, extent sold out can be marked with NON DS reason – Sold out cases, but would remain in Pattadar khata as a new subdivision. Extent remaining would be available and signed as Agriculture land as a new subdivision.

1. For cases where sold extent is deducted but Sy.no is not sub divided / cancelled deed done against sale deed etc., in Collector login, “Deletion of Sold out cases” option is available to remove sold out error as the issue can be resolved.

Slot & Refund related

1.Apply in For Cancellation of slot booked refund amount.

2. For cancellation of document using the document number generated apply in Ratification/Cancellation of Registered Documents module.

2. Yes, option is available in citizen login to reschedule the slot.

1. If it is the first time, slot can be rescheduled for free of cost. For the second and third time, slot can be rescheduled on payment of Rs.500/- and Rs. 1000/- respectively.

PPB Related

1. New PPB will be delivered through Post to the given communication address. However, copy of ePPB will be issued on the same day. ePPB will also be available to download in Bhubharati land details search at https://bhubharati.telangana.gov.in/knowLandStatus

1.PPB will be updated on the same day at the Tahsildar cum Joint Sub Registrar Office after registration is completed.

1.No, you have to apply for passbook in ‘Apply for Duplicate PPB’ module.

1.For duplicate PPB, Pattadar needs to apply in ‘Apply for Duplicate PPB’ in citizen login in the Bhubharati portal. Details required are PPB number and Aadhaar number.

1.Yes, you can obtain Passbook for agricultural lands available in the names of the institutions (Company/ Firm/ Trust/ Society) by applying in Apply for PPB by Institution module in Bhubharati portal with required details in the nearest MeeSeva kiosk.

NRI related

1. Yes, provisions are available for NRIs in (NRI portal) module. NRIs need to register first and then they can apply for PPB in Bhubharati portal. After that they can perform transactions like GPA.

1.In cases where NRIs own land in Telangana State and not having Aadhaar card, they can apply through NRI portal in Bhubharati by submitting the required details such as passport details, country details, land details etc.
